Energy Performance Certificate

An energy performance certificate is a legal document that you

need to advertise the property for sale or rent, your legal adviser

will require the EPC to complete the sale or include as part of the

lease agreement. 

Recent changes introduced the Minimum Energy Efficiency

Standards (MEES) require private rented properties to meet

minimum ratings.

EPCs can be identified as follows:

LEVEL 3 ASSESSMENT A Level 3 energy assessment is generally aimed at small simple buildings with electric or gas heating systems. LEVEL 4 ASSESSMENT A Level 4 energy assessment is for more complicated building, typically larger in size, or with a more complicated layout and larger heating systems and/or air conditioning. MEES The Minimum Energy Efficiency Standard requires that a rented property either achieve an EPC rating of E125 or better or undertake steps to improve the property.  If a property cannot be improved within reasonable investment then the property is registered on the Private Rented Sector Exemption Register.
